Vacation Home vs. Timeshare Debate

CON=against timeshare PRO=in favor of timeshare
First off let me qualify myself by saying that not only did I work at Marriott in South Lake Tahoe once upon a time selling timeshares but now my desk for general real estate is across the hall from our timeshare agent. I hear all the pros and cons. CON-Timeshares are wonderful vacation tools but depending how many weeks you can afford to buy per year that is the extent of your usage. PRO-You cannot put wings on your house and exchange it to vacation in other destinations. CON-You have to pay to get to your destination addition to your yearly maintenance fee and a with a large family that can be expensive PRO-If you do own multiple weeks or a 1/4 share you can rent or bank a week or more to cover some or all of your travel expenses. CON-To my knowledge timeshares do not appreciate, they are like buying a new car. Even when the resort sells out owners are always selling on the aftermarket. PRO-You do not have to perform maintenance on a timeshare or pay utilities so you are free or additional expense and free to enjoy your vacation. CON-You get to enjoy a vacation home year round and can rent it out whenever it is not in use to pay for maintenance, taxes, utilities, etc. PRO-Timeshares are a lot less expensive than buying a home. If you own a timeshare or vacation home please continue the debate.
