Short Sale Listings South Lake Tahoe

There are currently 45 Short Sale listing opportunities for South Lake Tahoe Real Estate, which includes single family homes and condos. Short Sales are not always the best deals on the market. One reason is the sellers in most cases are trying to keep the offer at or above the amount owed to the lender in the first position. The lender is the second position is more likely to forgive the debt or take a minimal amount from the first to approve the short sale. Another reason might be the seller is still solvent and are testing the market to see if there is a chance they can get out of the house by writing a check for the difference. Ask your favorite Realtor to look up the liens against any short sale property and discuss the current market value of the house before you make an offer to purchase. Watch Out For Craigslist Scammers in South Lake Tahoe

The South Lake Tahoe Board of Realtors has been sending out notifications about Tahoe Real Estate being advertised in the rental section of Craigslist that are really For Sale. Watch out for this scam that normally works like this. The scammer will find bank owned homes that are For Sale and advertise them. The scammers use bank owned homes because they know they are vacant. They will say things like they are out of the country or in the military and need to rent the property. They’ll email instructions to go drive by the property and ask you for a deposit if interested. Normally they price the rental really low and that is your biggest warning. If it is too good to be true it normally is. If they tell you to hurry and get your deposit in before someone else does that is another warning sign.
If you know of anyone that is looking for rentals, tell them to Google the address of the rental. If they see it on a Realtors MLS Search as being For Sale, then it’s probably a scam.

South Lake Tahoe Real Estate- Have We Hit Bottom?

47 homes and condos sold in December 2010 in South Lake Tahoe (City & County). Compare this to 53 sales in December of 1990 and you can just about call the activity even year over year month to month. The median home prices seem to be telling a good story and give us some optimism that the market is at or near the bottom. The median home prices were consistent throughout the year at about $320,000. In January of ’09 the median price for South Lake Tahoe Properties was $401,000 and dropped steady until October of ’09 when the median home price hit a low for the year of $320,000 and has remained in that range now for 14 months. We had a high of $328,000 in September and a low of $317, 500 Jan-March. You can almost say prices are on the rise but let’s not get carried away yet. The foreclosures in South Lake Tahoe will have to diminish significantly for us to get to optimistic about a rebound. Median home prices can also fluctuate due to the type and size of homes sold but the stats are still worth looking at.
